Found a listing on Margarita Island but can’t get a straight answer about the real price, the photos, the exact location or who owns it? We check one listing for you and tell you in plain English what we found and what we could not.
What we do
- Match the listing to a real property: location, photos and, where available, the municipal cadastral reference.
- Look for basic ownership evidence where public records are accessible.
- Screen the seller or agent by name in the public sources we can reach.
- Send you an English red-flag summary: what we found, what we could not find, and the next step.
Delivery depends on which records are accessible for that property. We give you an estimate before you pay anything, and confirm it for your case.

At launch we check listings in Nueva Esparta (Margarita and Coche). For a property anywhere else in Venezuela, send it anyway and we will add you to the waitlist.
What a Property Check is not
- Not a title search, not a legal opinion and not title insurance.
- We never hold purchase money or deposits for a property.
- A record we could not find is reported as an open issue, never as “clean”.
- You choose your own lawyer for the purchase; we do not refer you for a fee.

What the summary looks like
Example — fictional property
- Listing
- 3-bedroom house, Pampatar, listed at USD 85,000 (fictional example).
- Property match
- Photos and description match a house on the street named in the listing; the cadastral reference on the seller’s tax receipt matches the municipal record we could see.
- Ownership evidence
- A registered deed was shown to us naming a seller whose name matches the listing contact. We have not seen the full title history.
- Seller screening
- No adverse results found in the public sources we searched under the name given. That is not proof of anything; it is what we found.
- Open issues
- No current municipal tax clearance (solvencia) found. Condominium arrears unknown. These stay open until the seller provides them.
- Next step
- Ask the seller for the solvencia and the condominium certificate; have your own lawyer request the registry certificate of liens (certificación de gravámenes) before you sign an option contract.
